Yes! This property usually has four kayaks and four paddleboards available, along with life vests and paddles. Tenants are welcome to use the equipment during their stay.
Yes! This property is a non-smoking rental both inside and outside. Smoking at this property may result in a $500 fee assessment plus damages.
Yes! This property does allow up to two friendly dogs under 40lbs so long as as they are house-broken, do not bark excessively, do not chew on furniture, and are good with other neighborhood dogs and people. No other types of animals are permitted without prior written approval.
Yes! You can bring your boat and dock it in the water along the dock in the rear of the property. Boats must be properly tied up to the dock posts directly to allow for tidal changes and secure storage. You must provide your own ropes and you are fully responsible for property securing your boat.
Your boat will remain in the water (as the lift is occupied year-round and not available to tenants). Limitation: All boats MUST BE under 30 feet in total length.
IMPORTANT NOTE: Winter tides can cause extremely shallow conditions and the boat may contact the canal bottom if negative tides are experienced during your visit. These extreme tides happen monthly during the winter months and will make it difficult to launch until tides rise.
Not Recommended! If you are an expert at tying up the jetski on the water to account for tide fluctuations, you may bring a jetski. However, too often jetski’s are destroyed by getting trapped under the docks on canals due to improper tie ups to account for tidal changes.
There is no lift nor floating dock available, so jetskis will remain in the water and must be secured properly.
ALTERNATIVE – Trailer the jetski. There is a boat ramp right across Palma Sola Bay (on north side) and only a few miles drive from the house. The ramp is free to use and most of the year has ample parking.
Yes, there is room in the wrap-around driveway. While we rarely have an issue, there is always the chance of code enforcement issuing a warning. Our recommendation is to park the trailer on the concrete driveway alongside the property line and nearest the house. This will greatly reduce any issues that may surface from the city. Keeping things out front nice and tidy is not only respectful to the neighbors, but also reduce the chances of complaints being reported. The county only allows for 72 hours in the front of the property, and while issues are infrequent, it is wise to have a backup plan for storage (property owner may be able to assist)
ALTERNATIVE? Find a short term storage facility nearby of your choice and explore short term parking options.
No. No vehicles or trailers can remain parked on the street overnight per county codes. Do not risk being towed, park in the driveway!
No, the boat lift is not available to tenants and it is used year-round by the property owner. Even if a boat is not on the lift, it is not available for use.
YES! The pool is heated (for additional fee). Please contact the property manager for details in advance of your stay.
Yes! Tenants are welcome to and encouraged to use the large bait freezer located outside on the north side of the property. This is the best place to store your frozen bait, chum, or catch. PLEASE only use the bait/chum
you bring, and to not take the contents of the freezer (which the homeowners may store).
No, the refrigerator located inside the garage is the owner’s fridge and is locked. If you do need extra storage of cold items, exceptions can be made however you’ll need to contact the property manager in advance to request access.
Yes! Tenants are welcome to use the provided bikes, kayaks, paddlesboards and such AT THEIR OWN RISK. By using all such equipment, renters automatically ACCEPT the wavier and release of liability terms (below)

EQUIPMENT USE WAIVER AND RELEASE OF LIABILITY
In consideration for being permitted to use the recreational equipment (including but not limited to bicycles, kayaks, and paddleboards) provided by the Property Owner/Manager, I hereby acknowledge and agree to the following:
- ASSUMPTION OF RISK I understand that the activities involving the use of bicycles, kayaks, and paddleboards involve inherent risks, including but not limited to:
- Risk of physical injury, drowning, or death
- Property damage or loss
- Hazards related to weather and water conditions
- Collisions with other vessels, vehicles, objects, or persons
- SAFETY REQUIREMENTS I agree to:
- Wear appropriate safety equipment, including a personal flotation device (PFD) for water activities and helmets for bikes
- Follow all provided safety instructions and guidelines
- Use the equipment only in designated areas and during permitted hours
- Not use an damaged or malfunctioning equipment, and report any damage or malfunction of equipment immediately
- Not use the equipment while under the influence of alcohol or drugs
- WAIVER AND RELEASE I hereby release, waive, and discharge the Property Owner/Manager, their agents, employees, and representatives from any and all liability, claims, demands, or causes of action whatsoever arising out of any damage, loss, or injury to me or my property while using the provided equipment.
- FITNESS AND CAPABILITY I certify that I am physically fit and capable of using the equipment safely. I acknowledge that I have been instructed on the proper use of the equipment or have declined such instruction. I may require instruction at any time during my stay prior to use.
- INDEMNIFICATION I agree to indemnify and hold harmless the Property Owner/Manager from any loss, liability, damage, or cost they may incur due to my use of the equipment.
- TERM This waiver is valid for the duration of my rental period

(1) The boat lift on this property is OWNER-OCCUPIED year round and
not available for tenants use.
Tenants may dock their boat in the water along the dock with advance notice to property management. Tenant boats must be property secured to account for weather, tides, other vessels, and other conditions. Space will
accommodate boats up to 28′ total length safely.
(2) The owner DOES use the boat lift (and boat) throughout the year and may require access the boat/lift during your stay to gain access to the boat between the hours of 6:00 AM and 10:00 PM EST typically. The owners and property managers will always attempt to notify tenants in a timely manner when the boat owner may require access if needed during your stay. Access will be through a side gate and reasonable attempts will be made to minimize disruption to tenants. Tenants may be asked to move their boat back on the dock to allow for safe exit/entry of vessel, though this is not typically required (depends on boat size and placement alongside dock).
(3) This property is monitored externally with security cameras. The cameras cover the driveway, boat and lift area, and front door (Note: The doorbell camera is usually not on when when the property is occupied, however please confirm with property managers if you would like to request/confirm it is turned OFF during your stay). The cameras are used for security only and do not capture any private areas of the property, such as the pool or interior space.
(4) Neighbors may have dogs. If you plan to bring your dog(s), please take this into consideration prior to booking and make proper pet introductions as you see fit. While here has never been an issue to date, dogs will be dogs.
